The problem with moving to a different house when you still have to sell your old one is that you often have to pay two mortgages at once. There aren’t many people who are in the financial position to do that. So, it goes without saying that most people want their properties to sell as quickly as possible. But, it doesn’t always work out as planned, and if you don’t know how to sell in the current market, you could be waiting quite a while. So, here are some tips for getting that sold sign up.

The first thing to know about finding the right realtor is that it’s okay to ask questions. Find out what their plan is to sell in this market and what they’ll do make sure your house is appealing to home buyers. Don’t settle for the first realtor you meet with. It’s important to meet with a few different ones and get recommendation before making a decision. You should also find out how much you’ll be charged for selling your house and compare the charges to other realtors. It’s okay to spend a little more if you can be sure you’ll get the desired results.

Set a Reasonable Asking Price

Don’t just take your realtors word for it. As a home seller, you’ll need to do your research when it comes to setting your asking price. What are similar houses in the area selling for? Many sellers are tempted to put the price as high as it can reasonably go, but if you want a quick sale, you may want to think about doing the opposite. Don’t put it down so low as to make home buyers suspicious, but just enough for it to be a bargain. That way, if there are two similar properties a buyer is looking at, you’ll have a better chance at beating the competition.

Make a Good Impression

The first thing your potential buyers are going to see is the online pictures of your property. So, if your realtor has come along and taken some terrible pictures in bad lighting, you aren’t going to attract many people. You can sometimes benefit from hiring a professional photographer who is skilled at taking pictures at the right angles and in the right light. You’ll also need to make sure that the exterior of your property is well maintained. If a viewer turns up and your property has a bad paint job, messy porch and overgrown garden, you may have already put them off before they even enter your house.

Add Little Touches

Properties containing fresh flowers and fresh smells are far more likely to sell quickly than properties without. It doesn’t take much effort to put some fresh flowers in a vase on a windowsill or add a few air fresheners to each room. Empty properties do tend to smell unappealing after a while so do what you can to disguise unpleasant smells.
